The one-year study program of the MSc in Business Economics, variant Real estate finance is designed to provide advanced knowledge and training in the financial and economic aspects of commercial real estate from an international perspective. Real estate valuation and investments

Students are trained in applying (statistical) techniques to execute valuations and to measure the effect of the assumptions in conducting a valuation. The course aims to offer insight into various applications of valuation, methods and techniques, for different valuation purposes and property types.
Real estate markets and analysis

Separate real estate sub-markets are discussed, as well as the interdependencies of these markets with the general economy, together with concepts and tools to study the investment attractiveness of these markets and individual properties. The material in this course is essential for modern investment practice, because investors use concepts developed in this course for their acquisition and portfolio strategies.
Real estate finance and portfolio management

In this course, participants will be educated in a wide range of advanced investment topics relating to real estate assets, mortgage assets, securitization and property portfolio management. The course links the real estate markets to the financial markets, giving full attention to the theoretical real estate investment issues involved. TU Delft offers English taught MSc program which take two years (four semesters). The first year comprises theoretical study, assignments and laboratory work. Real estate economics, finance and planning deals with the development of buildings, urban areas and infrastructure from the viewpoint of market demand, government regulation, programming, financial feasibility and project planning.
Housing management: lectures

The subject is project-based intervention in the housing stock, against the background of the changing Dutch building task. Given the declining scale of new house building, this assignment is increasingly formulated in terms of the management of the existing housing stock.

Interdisciplinary is the key characteristic of the Master’s degree program in Architecture, Building and Planning. One of those disciplines is ‘Real Estate Management & Development’. Beside the pure gain of knowledge the technical and scientific education at the University of Eindhoven wants to teach the skills of the divers practices of engineers. The one-year Master’s program in Real Estate Studies (Dutch language) is centered around the key course Real Estate Development. In this course, various aspects of the real estate sector, such as housing, shops, offices and firm location, are explored. Other relevant themes are the planning, legal and financial considerations of real estate.
The Master program in Real Estate gives right to the MSc RE (Master of Science in Real Estate) title and aims at students who are interested in real estate development and management.
The yearly master route can be started in principle twice a year, but a start in September deserves the preference. The total duration includes 60 EC. In semester 1a everyone follows real properties and land (5 ECTS) and property development (5 ECTS) in semester 1b. The master project can adopt the form of a thesis based on own research, or at a practice institution. Furthermore students have to choose from the support subjects construction law, process and project management, finance, and property investment. (each 5 ECTS). From these four support subjects must be chosen three.
Graduates with a master title have seen experiences in foreign country on numerous functions. That can be at private ventures, but also at consultancies and (semi) public institutions (e.g. municipal development companies).

Process and Project Management

Students will be acquainted with key project management methods. Process and project management highlights issues like communication, financial planning, project organisation, quality control, information and time planning. In this course, the whole project cycle with adhering processes will be discussed, from concept through start up, from execution to hand over, and implementation. Generally accepted project management methods will be discussed, like Prince2 (Projects IN Controlled Environment), PMBOK (Project Management Body of Knowledge) and the Twynstra Gudde method.
Dilemmas and themes in the property sector

Students will gain an understanding of different aspects of the more complex issues in the property sector. This will enable them to recognize the working methods and position of the public and private actors involved, to investigate the advantages and drawbacks of possible choices as well as to construct a solution policy.

Students will deepen their knowledge of properties and land by independent study. Students are expected to understand the basic principles of the organisational geographic angle as well as the property cycle of land markets. The organisational geographic attention for investments in property (land and real estate) is not exclusively based on the large amount of capital that is localized and invested in space. There is also a dominant influence on various spatial structuring and development processes. Investments in land and real estate can thus be considered important boosts to geographic processes.

Real estate activities have an increasingly cross-border nature. Large numbers of Dutch property developers are operating abroad. At the moment, foreign investors make up the lion’s share of the annual investments in the Dutch office market. Moreover, consumers cast their eyes abroad more and more often.

This module will deal with aspects that form the basis of the locational pattern of companies, office users and retail and leisure facilities. On the basis of these aspects, the most recent regional and market developments will be evaluated as well as the failure or success of certain locations. The different phases of property development as well as the role of decision-makers in the market. 3. Value and value creation are central concepts of finance and investment. The value of an asset depends on the size, the timing and the risk of the expected cash flows generated by an asset. In this course you will learn how to determine the risk-adjusted cost of capital. You will apply these techniques to valuing of shares and bonds and to investment decisions of a firm.

Investment analysis

The aim of this course is to provide the theoretical background and foundations of investment theory. Particular attention will be paid to the investment in stocks and bonds. The applicability of the theoretical models and their empirical relevance will also be discussed.

Town and country planning law

Town and Country Planning Law deals with regulation of the use of physical space by attributing specific designations. The 'Town and Country Planning act' [Wet Ruimtelijke Ordening Wro] plays the most important part in this process, accompanied by other relevant legislation (housing acts, environmental protection acts, monuments act etc.).

Who is the programme designed for?

Duration of the course
The programme is a two-year course with a study load of approximately 1800 hours. However, participants may spread the study over a maximum of five years.
The first year of the course consists of ten seminars, each lasting three consecutive days including two nights during the first year. Each seminar has a study load of 80 hours (including preparation and tests).
The second year comprises five seminars in total, one of which is a two-day introductory seminar. The other four are three-day seminars, with a total study load of around 1000 hours (including seminar attendance, preparation and tests).
Location
During the first year, the seminars are held alternately in Enschede (on the campus of the University of Twente) and in the vicinity of Delft.
In the second year, the seminar is held on campus at the University of Twente.
